Listed below is a brief synopsis of what you can expect from our Rental Management Program.

• A signed Management Agreement outlining the terms and conditions of the rental agreement.
• James M. Brown Real Estate handles all the required advertising to find a tenant for your property.
• Prior to executing a Residential Lease Agreement, James M. Brown Real Estate will obtain a credit history on the prospective tenant and also check with previous landlords for payment history.
• James M. Brown Real Estate will collect all rent and deposit monies for you.
• James M. Brown Real Estate will fill out an inspection sheet on the property before the tenant moves in which will be used to determine any damages to the property when the tenant leaves.
• James M. Brown Real Estate personnel will routinely monitor the property to insure the property is being properly maintained.
• There is a management fee of ½ of the first month’s rent and 10% of the gross per month rent starting with the second month.
